Eastside Costa Mesa is where the renovation activity is — 1950s and 1960s cottages and bungalows being updated, a lot of them in the triangle between 17th Street, Newport Boulevard, and the Back Bay. These older homes often have single-car garages or narrower two-car setups that were built before modern garage dimensions became standard. Westside Costa Mesa, near South Coast Plaza and the 55 freeway, has more newer condos, townhomes, and HOA-managed communities — shared garage structures, individual attached garages, a mix of configurations. Coastal proximity is the overriding issue here. We're close enough to Newport Harbor that salt-laden air is working on springs and track hardware year-round, especially west of the 55. I've seen springs corrode significantly faster in westside Costa Mesa than in inland areas — it's a real difference, and it's worth using a corrosion-resistant spring coating when we replace hardware in this zone.
Spring replacements are the most common call in Costa Mesa, often driven by corrosion rather than just cycle wear. We also handle LiftMaster opener installs, cable replacements, track cleaning and adjustment, and full door replacements. For HOA-managed properties, we can work within the visual guidelines and coordinate with property managers if needed. We stock corrosion-resistant hardware and use it by default on coastal jobs — it costs a bit more but it's the right call for the environment.
