I'm Craig Cooper. My wife Kimber and I run Cooper Family Garage Doors, and Rancho Santa Margarita — RSM — is a regular part of our south OC route. The community was built in the mid-1980s and the hardware has been working hard ever since. RSM was one of the early master-planned communities in south OC, built primarily from the mid-1980s through the 1990s around RSM Lake. The housing mix includes attached townhomes, standard single-family homes, and larger homes in Dove Canyon — a gated golf course community adjacent to RSM with more substantial garage setups. The community is adjacent to Coto de Caza and shares some of the same characteristics: well-maintained, HOA-heavy, and at an age where the original hardware is past its expected service life. Springs installed in the mid-1990s are 30 years old now. Openers from the same era — chain-drive units that were loud to begin with — are often running on luck. RSM homes sit at a bit of elevation compared to the coastal plain, and the inland temperature swings accelerate metal fatigue on springs over time.
Spring replacements and opener upgrades are the most common work in RSM. We handle cable replacements, track and roller work, and full door installations. For Dove Canyon homes and other gated communities in the area, we coordinate access when scheduling. We carry hardware appropriate for the mid-1980s to 1990s two-car garage setups standard throughout RSM, and can upgrade to a quieter, smarter opener setup for homeowners who want better functionality from their garage.
