Mission Viejo was developed starting in the late 1960s by the Philip Morris company, and the bulk of the housing was built from the 1970s through the early 1990s. The result is a remarkably consistent suburban neighborhood — well-maintained single-family homes around Lake Mission Viejo, attached two-car garages, rolling terrain that adds some visual interest without the extreme grades you see in hillier communities. The hardware timeline is consistent too: most Mission Viejo homes had their garage door springs replaced once in the 1990s or early 2000s, and many of those replacements are now approaching or past their service life. We see a lot of springs here that are 20 to 25 years old and starting to show it — stretched, corroded, or already broken.
